In 2018, permits were filed to build a 22-floor office tower at 1241 Broadway, a corner site on 31st Street at the cusp of NoMad and Herald Square. The project is being moved forward by Tribeca-based GDS Development, led by Michael Kirchmann and Alan Rudikoff. The tower replaces a large parking lot and renderings show a gracefully-massed tower designed by Skidmore Owings & Merrill (SOM).

A recent visit to the construction site shows the building is several floors from topping out and is receiving an understated curtain wall of fluted concrete and full-height windows. Well-placed setbacks provide for outdoor space opportunities and additional light and air for interior offices.

The 170,000-square-foot tower venture is within close proximity to several subway lines, the PATH train, and Penn Station. In recent years, the area has seen a wave of new residential and hotel activity but new office development has been relatively scarce. Thanks to the city's growing tech and creative sectors, evidence of demand can be seen at nearby EOS where Nike relocated its NYC headquarters to the lower six floors, and NoMad Tower at 1250 Broadway which recently wooed Zillow to take 130,000 square feet from the eighth through 12th floors. HFZ Development is also moving forward with a sizeable office tower nearby at 8 West 29th Street aka 29th & 5th.

GDS is also behind a smaller office development rising at 322-326 Seventh Avenue at the northwest corner of West 28th Street. Additionally, the now-selling West Chelsea condominium at The Emerson is nearing completion. The project overlooks the High Line and has three-bedrooms priced from $4.995 million.
