Retail is undergoing an overhaul throughout New York, and it has caught up to the one-story mini-mall at 46-15 Kissena Boulevard in Flushing. If site developer Kimco Realty Corporation has anything to say about it, a new, eight-story building to be known as Kissena Center will not rely entirely on retail. Kissena Center will contain just under 58,000 square feet of retail space, a second-story community facility, and over 244,000 square feet of residential space on top. A two-level, below-grade parking garage will have 333 parking spaces for residents and shoppers alike (h/t QNS).
Of the 244 planned apartments, 25 to 30 percent would be designated affordable based on area median income. According to a rendering released by S9 Architects, the building will set back above the first floor to accommodate residential terraces and have oversized windows throughout. An offering plan has not been filed yet, if at all.

Permits have not been filed for the new building or the demolition of the mini-mall, but an environmental review goes into extensive detail on the new project. If everything is approved, construction on Kissena Center is expected to last about 22 months and be completed in 2021.
