One such example of a project outside the historic district that aims to capture some of the romance of pre-war design is The Village West at 525 Sixth Avenue, on the southwest corner of 14th Street. Developed by Izaki Group and designed by BKSK Architects, the 13-story red-brick condominium features curved corners, subtle Art Deco detailing, and a crescendo of landscaped terraces. Large, well-proportioned picture windows, asymmetries, and quality masonry help the building avoid the monotony that plagues much new construction.

Inside, 68 one- to four-bedroom residences are priced from $1.4 million to $6.5 million, with the penthouse, complete with expansive roof deck, listed at $11.25 million. Many homes include large private terraces. Amenities span an attended lobby with concierge, fitness center with terrace access, golf simulator, children’s playroom, lounge, landscaped courtyard, bike storage, and private storage for purchase. Two ground-floor retail spaces aim to add vibrancy to the corner. Sales are quietly underway, with a public launch expected in the coming weeks.

Just east of The Village West site, and also outside the purview of the Landmarks Preservation Commission, Legion Investment Group and EJS Group is advancing plans for 5 West 13th Street, will become the tallest building in the Village. Soaring 538 feet to its architectural pinnacle, the skyscraper will be nearly 200 feet taller that the neighborhood’s current tallest towers, Georgetown Plaza and Hilary Gardens. Designed by Kohn Pedersen Fox (the architects behind the super-successful 64 University Place and 520 Fifth Avenue), the tower’s rocket-like massing nodding to some of city's greatest Art Deco skyscrapers, suggest a welcome departure from the area’s previous high-rise intrusions.

Rising from a through-block site off Fifth Avenue between West 13th and 14th Streets, the 30-story building will offer just 36 grandly scaled, high-ceilinged residences, some with terraces, and sweeping views from river to river, Midtown to the Financial District. A porte-cochère entrance, on-site parking for seven cars, and an ultra-central location position the project to become one of world's most exclusive addresses, likely the next 80 Clarkson Street or 220 Central Park South. More details will be released in the coming years as the tower rises to become one of the most definitive additions to the downtown skyline in decades.

While many locals and preservationists may be unsettled by the as-of-right project, few will mourn the loss of the tired, teal-clad mid-century commercial building it replaces. The new units won’t solve the city’s affordability crisis, but they may prevent a few dozen Village rowhouses from becoming scarcely occupied single-family mansions. Demolition is nearly complete, with foundation work expected to begin in the coming months.
