A new rendering has been revealed for a six-story, 140-unit rental at 36-20 Steinway Street - a development from a joint venture between JMH Development and Mettle Property Group. The building will be their first project in Queens; past projects include 70 Henry and The Townhouses at Cobble Hill.
This represents a departure from the original plan of two adjoining hotels on the site. In an interview with Real Estate Weekly, JMH Development founder Jason Halpern said that he pulled the plug on this project because of concerns about the number of hotels coming to Long Island City.

New permits for the residential building have not yet been filed, but an advertisement for the building’s 18,000 square feet of ground-floor retail space indicates that there will be 168 parking spaces. Construction will commence in late 2018, and delivery is expected for spring 2020.
36-20 Steinway Street is a short walk from the 36th Street subway station, the Museum of the Moving Image, and popular area restaurants. According to CityRealty data, the median rent for Long Island City is $3,084/month. More listings can be found here.
