On the week ending October 24, 2026, 277 residential apartment closings were recorded in Manhattan. This time frame represented a return to a full business week, which would have allowed more time for sales to be recorded, and five sales priced $10 million or more helped bump the aggregate dollar amount up week over week.

Floyd Mayweather Jr.'s former rental at Baccarat Hotel & Residences sells for nearly $20M
One of last week's notable sales was for Residence #18BC at Baccarat Hotel & Residences, a massive five-bedroom home with a large living room with fireplace, two primary suites, and a massive private terrace overlooking city views. While its closing price of just under $20 million was the week's third-highest sale overall, the combination once asked nearly $32 million.
The sale was recorded about ten years after the Miami-based sellers bought two apartments from the sponsor, a one-bedroom for nearly $4.5 million and a three-bedroom for over $11.7 million, in 2016 and combined them into a massive apartment dubbed the Gemstone Terrace for one of its notable features. However, they did not make it their primary residence, but rented it out, most memorably to professional boxer turned real estate investor Floyd Mayweather Jr. starting in December 2024. Everything went well at first, but Mr. Mayweather allegedly stopped paying rent and broke the lease in June 2025. The owners put some of his security deposit toward back rent and negotiated a settlement requiring him to repay them for rent and other damages by December 2, 2025, but were unable to contact him and filed a lawsuit in February 2026.
Shortly after the sale was recorded by the city, a judge ordered Mr. Mayweather to repay nearly $340K in back rent, along with late fees, interests, lawyers' fees, and related costs. The LLC-identified buyer will have access to Baccarat Hotel amenities and services including concierge, valet parking, housekeeping, and 24-hour room service, a fitness center, a 55-foot lap pool, a spa with steam room and Jacuzzi, a La Mer spa, two restaurants, and a rooftop lounge.
One High Line's last penthouse leads Manhattan sales
The highest-priced sale of the week was for Penthouse #35B at One High Line, which closed for just under $26 million. The half-floor penthouse with four bedrooms, four and a half baths, and two private loggias represented the final penthouse availability at the two-towered One High Line, and it was one of three sales logged in the development last week.
The week's best performing new development in terms of the number of sales recorded was The Strathmore, where four sales were recorded; these included one to a trust linked to Ambassador Miriam E. Sapiro, who served as Deputy U.S. Trade Representative and Acting U.S. Trade Representative under the Obama administration. Multiple sales were also recorded at 255 East 77th Street (including Penthouse B, the week's second-highest at over $25.8 million) and 660 Lexington Avenue on the eastern end of Billionaires' Row.
Financier's Upper East Side apartment takes top co-op sale; Sculptor Carol Bove sells Fifth Avenue co-op
Last week's top cooperative sale took place at 2 East 88th Street, a prestigious prewar cooperative located across the street from the Guggenheim New York. Residence #11 sold for an even $16 million in the week's fourth-highest sale overall, and public records list the seller as the estate of Frederick C. Benenson, who was one of three principals in family-owned real estate investment company Benenson Capital Partners. Mr. Benenson bought the full-floor co-op for $20.5 million in July 2014, and the sale was recorded about a year after his death last fall.
Another notable sale from last week has a connection to the Guggenheim: Public records list sculptor Carol Bove as the seller of Residence #4DE at 41 Fifth Avenue, a prewar cooperative on Downtown's Gold Coast that sold for $3.15 million. She listed the apartment in February 2026, shortly before a career survey of her work opened at the Guggenheim, and her work has also appeared on the facade of the Metropolitan Museum of Art, at the MoMA, on the High Line, and at the Venice Biennale. The New York Times reported that she bought the Fifth Avenue apartment following her divorce from fellow artist Gordon Terry, and public records show that she paid $2.9 million for it in November 2021.
Also of note, public records list architect Alfredo Brillembourg, founder and director of Urban-Think Tank Design Group, as the seller of Residence #13C, a three-bedroom duplex at prewar Upper East Side cooperative The St. Ives. His firm's work is committed to using architecture and urbanism to drive social change, and his eye for design and detail can be seen in the Upper East Side apartment that just sold for nearly $3.2 million.

Biggest Profits
Last week, approximately 64% of Manhattan resale apartments gained. These included several apartments in Soho, the neighborhood with the largest number of apartments netting the largest profits of the past week in a testament to its success story. Formerly an industrial neighborhood, Soho's rise began when artists starting living and working in abandoned commercial and residential buildings. Today, several such buildings have been transformed into residences with enormous floor plates and original features like exposed brick, beams, and columns that are difficult to replicate in new construction.
Some of the price gains can perhaps be attributed to scarcity. CityRealty sales listings show only 109 public availabilities in Soho; new construction is somewhat limited by the protections of the Soho-Cast Iron Historic District; and, a 2021 rezoning notwithstanding, a handful of forthcoming condo conversions are not producing nearly the volume to meet the demand.
