The team behind the formidable Front & York venture in DUMBO has officially kicked off sales on the mixed-use project's 408 one- to four-bedroom condominium units. The sizable residential offering is the largest ever filed in the desirable Brooklyn district and the approved offering plan filed with the Attorney's General Office tallies a sellout of $832,639,500.
Designed by the popular, context-sensitive firm of Morris Adjmi Architects, Front & York will span a full city block at 85 Jay Street, not far from Brooklyn Bridge Park and the East River waterfront. From a courtyarded mid-rise podium, two offset 21-story towers will bookend the block—an arrangement to optimize views and light to most residences. To relate to the nearby historic district and pay homage to the neighborhood's industrial legacy, the architects specified a hand-laid brick façade and ground-floor elevations with arched openings inspired by the Manhattan Bridge.

The for-sale residences will be spread between the two towers and accessed by their own lobbies. Homes will have ten-foot ceilings, white oak floors, and in-unit temperature control. Kitchens and bathrooms are spec'd with high-end finishes and fixtures that include Gaggenau appliances and Waterworks cast iron tubs. And of course there are the views—where all exposures that face the river, the bridge, and Manhattan are sure to be heart-stopping.
Just a sampling of units has been released publically so far. The southwest tower, 'York', has a one-bed at $1.245M and a three-bed asking $2.585M. The northeast tower, 'Front', lists a one-bed at $985K, a two-bed at $1.9M, and a 3-bed at $2.725M. Given the limited inventory in the neighborhood and this unprecedented offering, prices have room to rise. According to our listings, there are 69 condos for sale in the neighborhood blending to a median of $1,634 per square foot -- right about where the six active listings at Front & York fall.
Encompassing some 150,000 square feet, the development's amenities promise to be unrivaled within the area. While DUMBO received its own outpost of the members' club Soho House in May 2018, the developers of Front & York have outfitted their project with lavish wellness and leisure amenities similarly on par. Noteworthy bells and whistles to pamper buyers include a private park designed by Michael Van Valkenburg Associates, a rooftop pool with adjacent deck, cabanas, and lounge areas, and private wine rooms. Best of all, an in-house Life Time athletic and wellness center that will occupy 77,000 square feet of space and, per the release, be NYC's largest of its kind. Features will include a basketball court, a Kids Academy, and a full-service salon and café. Lastly, for the drivers who are convinced they need their cars even in one of the most transit-rich and walkable neighborhoods in the country, there is a 700+-car garage and porte-cochère.
An August visit to the construction site shows that much of the project is at least one or two floors above ground. Occupancy is set for mid-2021 and construction is expected to be substantially complete that same year.
