From November 28 to December 4, 2023, over 280 Manhattan apartments and townhouses hit the market for the first time or were relisted. The overall asking price was $1.599 million. Condos had a median asking price of $1.95 million while co-ops had a median ask of $966,500 (all figures per CityRealty data).
During this time, two of the most expensive units to come on the market were found at 50 West 66th Street, the new development condo rising over Central Park West. Tower Residence #62, a full-floor unit with six bedrooms, seven full baths, two powder rooms, and two private loggias, hit the market with an asking price of $85,000,000.

It was trailed by Tower Residence #53N, a half-floor unit several stories down with four bedrooms, four and a half baths, 4,878 interior square feet, and 286 exterior square feet spread across two private loggias. It is asking $35,000,000.

While not as tall as the Billionaires' Row supertalls to the south (incidentally, a $75,000,000 five-bedroom at Central Park Tower had the second-highest asking price of the new listings), 50 West 66th Street's height of 775 square feet nevertheless makes it the tallest on the Upper West Side, edging out 200 Amsterdam Avenue. This comes to the chagrin of local preservationists, who do not appreciate its encroachment on the Central Park West skyline, but to the delight of luxury buyers: It appeared among Manhattan's top contracts last week, and, as of this writing, had the most expensive contract five times in 2023.
With extremely high ceilings in a number of units, judging the scale of the building can be tricky. The listings tout the building's 50,000 square feet of indoor and outdoor amenities, but details are more limited about interiors and finishes. However, floor plans show extremely spacious homes with excellent privacy, well-proportioned rooms, and oversized windows to allow for an airy atmosphere and plenty of room to create a custom floor plan.
While the eight-figure prices of the new listings at 50 West 66th Street put them within reach only to uber-luxury buyers, the city is full of homes with open layouts and more approachable prices.
