Carter’s Review

"This 21-story, white-brick apartment house is in a prime family neighborhood close to some of the city's finest schools and the attractive Carl Schurz Park and the Mayor's Mansion along the East River. The 174-unit building was erected in 1966 and converted to a cooperative in 1979. The building has several setbacks near its top that form a pleasant, clean composition and provide some terraces with fine views. The building has no balconies. York Avenue is has relatively little traffic in this area and Sotheby's, the auction house, is a short bus ride away down the avenue at 72nd Street, and crosstown buses run frequently on 86th Street. The area is not close to subways and fashionable boutiques, although many restaurants are fairly close."

Broker & Buyer Comments

This "gracious" 1960s Upper East Side co-op offers "full-service living" with an "impressive" amenity package including a "resort-style" health club with swimming pool and "scenic" roof deck. The "freshly renovated" lobby and hallways complement this "well-maintained" 159-unit building where "pet-friendly" policies and a "reasonable" board add to its appeal. While "seven blocks from the subway," residents praise the "convenient" crosstown bus access and proximity to parks and schools. A "classic Upper East Side choice" complete with doorman, concierge, garage and laundry facilities.

Price/Room (Est)

Why are we displaying the estimated price per room?

For some co-ops, instead of price per square foot, we use an estimate of the number of rooms for each sold apartment to chart price changes over time. This is because many co-op listings do not include square footage information, and this makes it challenging to calculate accurate square-foot averages.

By displaying the price per estimated room count, we are able to provide a more reliable and consistent metric for comparing sales in the building. While we hope that this gives you a clearer sense of price trends in the building, all data should be independently verified. All data provided are only estimates and should not be used to make any purchase or sale decision.
