It is located near the entrance of the 86th Street Second Avenue subway.

Developed by Robert Gladstone and Nilin Joshi, the 221-unit condominium building was designed by Beyer Blinder Belle, a firm noted for its historic preservation projects, and Vinjay Kale."

Building is good condition. There is a great outdoor courtyard in front of the building.



The neighborhood was fine as long as you didn`t go any further east. Short walk to express train line.
Sensational building. They recently re-did the fitness center on the top floor which has great views of the city (it`s on 48th floor). The builing has two roof decks to lay out and hang out on. It also has a party room that you can rent out for $500 and it`s got everything from a stereo, to tables and chairs, a kitchen and a fireplace. It`s very nice.

Easy condo board but they make it difficult if you want to build a wall in the unit.

Not too far from the 4,5,6 train at 86th and close to the 6 train on 96th and Lex.
Well run building, with excellent super and concierge staff. Short walk from 6 train at 96th st. Lots of amenities:
HC, children's playroom, rentable guest suites, awesome views from many apts, recreation room, 2 common outdoor decks on 47th fl, and a roof-top sunning deck.
Unfortunately, currently caught in the mess and noise of the 2nd ave subway project.
Did a lot of deals here when I started working this building as an agent with Cooper Square realty back when they used to manage it.



2nd ave subway project brings it down
The Waterford Condominium was built in 1987 with 230 units on 47 floors and is positioned on the SE corner of 93rd Street and Second Avenue. The Waterford was clearly built with views in mind with some homes enjoying the boat traffic on the East River while some others can even see the Empire State building! Another notable feature is the rooftop health club which delivers incredible panoramic views from the 46th floor along with a party room with a kitchen on the and 2 outdoor common terraces. There is also a children?s playroom and a ping pong table available. One of the best kept secrets of the building are the 2 guest rooms each with a private bath that can be rented for a maximum of 14 days which offers the residents an attractive alternative to relatives sleeping on the couch. If you have a dog, try another building in the area as they are not allowed in the Waterford.
