Executives from Landsea Homes, DNA Development, and Morris Adjmi Architects were on hand to mark the groundbreaking at 540 Sixth Avenue yesterday afternoon. A joint venture between the two developers bought an assemblage of four-story buildings, which included the onetime home of eyewear retailer Moscot, from Extell for $52.8 million last fall. Demolition permits were filed a short time later, and work is officially underway on a 12-story mixed-use building.
Renderings are not yet available, but Morris Adjmi is known for his respect for historic neighborhoods and architecture. The building will ultimately contain 50 one- through three-bedroom units, and several will have private outdoor space. Permits show that residential amenities will include a garden terrace, roof terrace, lounge, exercise room, bike room, and storage. Sales are slated to begin in spring 2020.
The new building is taking shape in a particularly exciting part of New York. Not only is it situated on the borders of Greenwich Village, Chelsea, and the Flatiron/Union Square district, three of the city’s most vibrant neighborhoods, but it offers residents a front-row seat to the city’s pilot program limiting automobile access on 14th Street. It is also going up amidst a small building boom - just across the street at 101 West 14th Street, a Tetris-inspired condo designed by ODA Architects is expected to top out any day now.
