As a growing number of formerly industrial New York City neighborhoods makes the transition to residential hot spots, developers almost inevitably run into challenges imposed by the protected status of historic districts and individual landmarks alike. For the lucky ones, this is where Morris Adjmi Architects comes in.

Mr. Adjmi founded his eponymous firm in 1997 after a 13-year collaboration with Pritzker Prize laureate Aldo Rossi. It is known for its respectful approach to historic districts and post-industrial neighborhoods, but most emphatically does not mindlessly churn out slavish reproductions of past buildings. Rather, the team takes a careful look at the context before creating respectful designs that still make a sophisticated statement. As one developer said, "The buildings may not feel like they've always been there, but feel like they should have been."

Eye-catching commercial works include the Scholastic building in Soho, the Wythe Hotel in Williamsburg, and the Samsung building in the Meatpacking District. Meanwhile, residential buildings throughout Manhattan and Brooklyn display examples of Morris Adjmi Architects' mastery of architecture and interior design alike. This has reached a point where we may see apartments in Morris Adjmi-designed buildings reach the level of prestige once reserved for Rosario Candela and Emery Roth's designs.
Last month, Morris Adjmi Architects filed permits for a new 20-story building at 317 Broadway in Tribeca. As the site is in a historic district, the Landmarks Preservation Commission will have to review the new design, but we hope to see something similar to the cast-iron building that once stood on the site, a mirror twin to 319 Broadway across the street. (Demolition permits have not yet been filed for the shuttered McDonald’s currently on-site, and Tribeca Citizen observes that this can’t come soon enough for locals.) While we wait to see what the new building will look like, we take a look at examples of Mr. Adjmi’s residential design throughout New York City.

Five years after a deadly gas explosion leveled the walk-up buildings previously on-site, construction is nearly complete at No. 45E7, Morris Adjmi Architects’ new seven-story condominium on the corner of Second Avenue and East 7th Street. The light brick facade, large yet traditional windows, and a bronze memorial plaque honoring the two people who died in the explosion were instrumental in the project in the East Village/Lower East Side Historic District passing muster with the Landmarks Preservation Commission.
In addition to the exterior of the building, Morris Adjmi Architects is designing the apartments’ interiors as well. All 21 one- through three-bedroom units will feature luminous atmospheres, natural materials, and a high-tech infrastructure allowing residents to control the shades and lighting from a mobile device. Sophisticated kitchens will be outfitted with custom-built, two-toned lacquer cabinetry, marble countertops, and Miele appliances. A penthouse will feature 10’ ceilings, abundant closet space in all three bedrooms, and a 1,100-square-foot private terrace facing south and running the entire length of the building.
Several units will feature private terraces, and all residents will have access to a garden terrace and a landscaped roof terrace. Additional amenities will include a fitness center, central laundry room, bike room, cold storage, and virtual doorman service. The building’s address on the cusp of Noho, Astor Place, and Greenwich Village allows for access to the best dining, shopping, culture, and transportation some of New York’s hottest downtown neighborhoods have to offer. A sellout price was not listed on the building’s offering plan, but CityRealty data shows that the average price of an East Village condo is $1,697 per square foot.
