Limestone rises at One Clinton, Brooklyn's "Flatiron" condo with breathtaking views

Facade work cruises smoothly at full steam ahead at One Clinton at 280 Cadman Plaza West, a 36-story condo that juts onto the junction of Clinton Street and Cadman Plaza West like the prow of an ocean liner. The tower rises at the junction of Downtown Brooklyn and Brooklyn Heights, so Marvel Architects conceived a grid of beige limestone panels that responds to both the former’s civic restraint and the latter’s brownstone charm and holds a greater heft and gravitas than ubiquitous glass-box condos.

One Clinton makes a dramatic statement on the Brooklyn skyline that has earned it the third place on CityRealty’s 20-building-plus rundown of New York’s “Flatiron”-style, wedge-shaped buildings, behind only the iconic Flatiron Building itself and One Times Square of the New Year’s Ball Drop fame.

The project is on course for arrival later this year and the units are already on sale, with two-bedrooms starting at $1.985 million and three-beds from $3.195 million. Some of the units, such as #3A (3 bed/3 bath/$3.36M), #25A (3 bed/3 bath/$3.81M), and #28A (4 bed/4 bath/$5.288M), sit at the helm of the prow-like wedge, and #25A and #28A are elevated high enough that the combined living//dining/kitchen areas look out like a captain’s bridge over sweeping three-way panoramas spanning from the waters of the Harbor across Manhattan to Queens and beyond.

One Clinton’s unconventional geometry, angled in the “stern” as well as the “bow,” ensure unique layouts throughout each floorplate; #7D (2 bed/2 bath/$1.985M), #11E (2 bed/2 bath/$2.821M) and #15C (2 bed/2 bath/$3.195M) all feature dramatically angled interiors, while #4J (2 bed/2.5 bath/$3.425M) is a duplex with expansive terraces on both levels that face the Cadman Plaza Park that sits across from the building.

The centerpiece of the 26,620-square-foot facility will be an atrium-like hall with 20-foot ceilings, situated at the wedge end. In addition, ground-level retail will animate the street.
