After several redesigns and years in limbo, Tribeca’s 403 Greenwich Street is finally approaching completion and recently let its netting down to reveal its industrially-inspired façade designed by Morris Adjmi Architects and AA STUDIO. The project will host “three beautifully crafted residences and one exquisite penthouse,” according to the newly-launched teaser site. Colonnade Group and Olympic Real Estate are seeing the project through to completion and they project a total sellout of $23.25M.
Blending into Tribeca’s rich streetscape, large casement windows and a black metal façade characterize the exterior. The design had to navigate through the Landmark Preservation Commission’s design review since the property is within the Tribeca West Historic District.
Interior renderings revealed last year promise open layouts and light-filled apartments. The penthouse will host its own private terrace and be spread along the four uppermost levels of the building.
Per our market data, average closing prices for Tribeca condos currently stand at $2,445 per square foot, up from $2,064 per square foot recorded June of last year. Prices of available condo listings in the neighborhood come in at a median of $5.5M or $2,363 per ft².
