Yesterday, building permits were filed by Christopher Jonns under the LLC Rewired Capital to build a 12-story, 13-unit residential building at the corner of Eleventh Avenue and 22nd Street. The site, addressed at 559 West 22nd Street, is home to two neglected walk-ups. One was home to an art gallery on the second floor; the other, to a bar/lounge named Opus 22. In 2005, the Times covered the building’s four remaining tenants and mentioned the building was constructed in 1889 as a rooming house for longshoremen.
The applicant of record for the new tower is Ismael Leyva Architects. Per the floor schedule, there will be a small retail space and 27,556 square feet of residential area meaning that the apartments will be large and likely condos. The structure will be topped by a duplex and a private roof terrace.

Just last month, we reported that Stephen Ross’ Related Companies is moving ahead with plans to build a 22-story tower at the U-Haul property next door. Across 22nd Street, Property Markets Group has filed permits to build a 21-story mixed-use building with 21 apartments and galleries inside.
West Chelsea’s “Starchitect Row” seems to be giving Midtown’s “Billionaires” Row a run for its money. While the prices of these West Chelsea apartments are a bargain compared to their uptown counterparts, the steady stream of high-caliber new developments appears to have Billionaire’s Row beat. The western section of the neighborhood, within a half-block east and west of the High Line has a number of buildings designed by some of the world’s top architects, some of which include Jean Nouvel, Frank Gehry, Shigeru Ban and Norman Foster. Now, new towers designed by Bjarke Ingels, Zaha Hadid and Annabelle Selldorf are on their way.
