A few months after the foundation of Hudson Garden was laid at 615 Tenth Avenue, new renderings have been revealed for the seven-story, 92-unit mixed-use condominium. This project is the second in New York for Xin Development International (the American subsidiary of Xinyuan Real Estate Ltd.) since Oosten, and Hudson Garden shows every indication of living up to this success.

The renderings were published by the project manager, Kuafu Properties, and show that residents can expect sleek kitchens and entertaining spaces framed by oversized windows. The project reportedly got the name Hudson Garden for its proximity to Hudson River Park, and the building will have its own outdoor space in the form of a landscaped common courtyard and private terraces in many units.

A flexible format Target will take 29,000 square feet in the base of the building and bring a selection of groceries, apparel, health and beauty, home, and portable tech products to make life at Hudson Garden more convenient. Official building amenities will include a fitness room, lounge, bike room, and storage.

At the time of the announcement, Xin Development International had expressed a desire to attract upper-middle-class buyers with listings around $2,000 square foot. An offering plan has been filed with the Attorney General, but no total sellout was listed. According to CityRealty data, the average sales price of Midtown West condos is $1,767 per square foot.

Hudson Garden is rising in a particularly bustling section of Hell’s Kitchen. One block away at 505 West 43rd Street, Charlie West recently topped out, and several listings have already entered contract; remaining availabilities start at $910K. The recently converted Inkwell is sold out with prices averaging $1,490 per square foot. On the rental front, leasing got off to a robust start at Oskar (572 Eleventh Avenue), and a small handful of availabilities starts at $3,235/month. The six available units at 535W43 start at $3,560/month. Gotham West is home to a wealth of amenities, the wildly popular Gotham West Market, and a few availabilities starting at $3,150/month.
