Years after the initial sales launch, this Upper East Side luxury condo conversion at 40 East 72nd Street is finally 50 percent sold. The news comes from a recent Instagram post from Nikki Field, a broker from Sotheby's International Realty, the firm behind the sales and marketing of the building. Originally designed as a rental in 1928 by Schwartz and Gross, the transformation of 40 East 72nd Street to a boutique collection of just 6 residences spread throughout five stories was brought forth by Axia Development. Renowned architects Jacques Grange and Barry Rice were enlisted to enhance the interior spaces with beautiful finishes and extremely spacious layouts.

There are now three units remaining: a three-bedroom, three-and-a-half bathroom residence for $11.4M, a 3,402-square-foot maisonette residence for $12.3M, and most impressively, a massive 6,060-square-foot triplex penthouse for a whopping $29M. The four-bedroom, five-bathroom penthouse features three balconies, three terraces, a media room, and a library.

Condo conversions are all the rage these days because buyers are able to get the best of both worlds - pre-war charm with all the modern-day conveniences - and 40 East 72nd Street is no exception. Aside from the landmarked facade, the building has been extensively renovated. Every residence offers private landings, 10 ft ceilings, outdoor space, and oversized galleries and rooms. A long list of flashy amenities isn't really UES style, so the elevator building only offers a full-time doorman, but the homes' terraces, gardens, wood-burning fireplaces, washers/dryers, storage, and high-end appliances, custom hardware, plaster moldings, and custom craftsmanship more than compensate for that.
