In recent years, New Jersey’s Gold Coast has emerged as a highly desirable location for both state residents and New Yorkers looking for alternatives outside the five boroughs. Newport in particular has been on the rise, as seen through a wave of recent construction. Park and Shore, the neighborhood’s first new condominium development in nearly 10 years, has just launched sales.

Park and Shore was developed by Strategic Capital, the investment arm of China Construction America. The development is comprised of two distinct buildings, 75 Park Lane and Shore House, with architecture and interiors by Woods Bagot. One-bedrooms start at $640,000; two-bedrooms at $1.095 million; and three-bedrooms at $2.2 million.

75 Park Lane has 37 stories and a light gray façade with terra cotta accents. Many of the 358 residences have private balconies and terraces; all have large windows to let in abundant natural light. The open chef’s kitchens feature large center islands and Bosch appliances. Master bedrooms have walk-in closets and views of Manhattan and the Hudson River. En-suite baths are clad in marble and polished millwork, and have frameless glass showers. The first closings are estimated for mid-2019.

The 71-unit Shore House will be decorated in gray tones and accented with dark gray brick for a more industrial aesthetic. Like its companion building, kitchens will feature large center islands and Bosch appliances. Master bedrooms have walk-in closets, and master baths are outfitted in limestone and have frameless glass showers. The first closings are scheduled for late 2018.

Residents of both buildings will enjoy best-in-class amenities from top (communal rooftop with Manhattan views, lounge seating, full-service prep kitchen, and dining area that can be reserved for private events) to bottom (porte cochere entry and access to an off-site parking garage). Those working from home can take advantage of a dedicated co-working space; entertainment options include a golf room with simulator, a game room with pool, ping-pong, and foosball tables, and an entertainment room with surround sound and retractable screens. Other amenities include a fitness center with separate yoga studio, windowed Olympic 82-foot pool, spa area with hammam-style sauna and steam room, children’s playroom, and dining room with wine-tasting area.

Park and Shore’s location in the heart of Newport puts it in a highly desirable Hudson River waterfront neighborhood. The nearby Newport PATH station, Hoboken Terminal, and light rail station make for several convenient commuting options. Local attractions include Newport Centre Mall and Newport Green, a four-acre park with a beach area, Ferris wheel, and playgrounds.
