Over the past seven days, 90 closed condo, co-op, and condop sales in Manhattan aggregated $188.8 million in sales with an average price of $2.12 million. The 39 condo sales aggregated to $138.4 million in deals and averaged $3.549 million, or $1,912 per square foot.. A total of 49 co-op sales aggregated to 49 million in deals.
Once again, 220 Central Park South was at the top of the sales charts with a high-floor home that sold for $63,151,000. The Real Deal notes that the unit went into contract in early 2019, and that there are only 30 units in the building that have yet to be sold.

From September 7-13, 10 luxury contracts were signed at $4 million and above for a total asking price volume of $60,385,000. Olshan's market report observes that this is the lowest number of contracts signed in a post-Labor Day weekend since 2013, when 10 contracts were also signed.

The report also notes that this was the ninth time in 2020 that not a single co-op contract was signed at $4 million and above. However, the week's top contracts were dominated by condominiums in typically co-op-rich bastions of New York City. Chief among them was a duplex condo at 27 East 79th Street asking $12.495 million. Developer's and buyer's broker Pamela Johananoff of Corcoran described the transaction as emblematic of the new age of real estate - the international couple never set foot in the apartment, but signed the contract after three FaceTime showings.

The second-highest contract also took place in a new Upper East Side condominium - #14A at the nearly-completed Beckford Tower, a three-bedroom unit asking $6.65 million. These local buyers saw the apartment for themselves three times before New York went on lockdown, and one more time last week.
