One of Long Island City’s most-anticipated new buildings just reached an important milestone: 42-20 27th Street, a rental designed by the acclaimed ODA New York, has just topped out. Field Condition captured the occasion on Instagram.
While renderings depict a striking addition to the Queens Plaza district, a visit at the beginning of May showed an eye-catching enough structure already in place. The next stage is a concrete structure and façade that will protect the delicate glass terraces, not to mention the botanical gardens that further set the building apart. Two five-story, semi-outdoor gardens will be a rare perk for residents in this area and visible to pedestrians.
Upon completion, the building will hold 195 apartments. Efficient apartment placement will allow as many units as possible to have private terraces, and some lucky residents’ apartments will connect to the botanical gardens. Additional amenities will include a roof terrace and bike room.
Prices have not yet been announced, but the recent building boom around the nearby Queensboro Plaza subway stop should provide some hints. Directly next door, rentals at 27 on 27th start at $2,406/month. A block away, the single remaining listing for a one-bedroom with a home office at Luna is $3,014/month (net effective to reflect a rent concession). Listings in The Baker House start at $2,562/month for a one-bedroom.
