The week of December 22-28, 2025 included the last night of Hanukkah, followed closely by the Christmas holiday on Thursday, December 25. As a result, it was a relatively quiet week for the New York City real estate market with Manhattan contracts down 47% week-over-week. However, December 2025 contract activity in Manhattan remains strong compared to historical activity and, with a few days remaining in the month, looks likely to remain on par with December 2024.

The highest-priced contract signed last week was for Penthouse #1A/B at The Greenwich, which was asking $13.5 million. The listing comprises two separate apartments, Penthouse #1A and Penthouse #1B, that can be combined into one magnificent home with an enormous wraparound terrace. Penthouse #D, a combination unit elsewhere in the building that includes the former home of fashion designer Michael Kors, offers a prime example of what this could be.
The Greenwich is a prewar department store-turned-condominium spanning a city block between West 13th and 14th Streets, a stretch that has been active in new development in recent years. Greenwich Village's future tallest building is on the rise at 5 West 13th Street; sales launched at The Katharine and The Village West earlier this year; and FÖRENA and 101 West 14th Street transformed their opposite corners of Sixth Avenue and West 14th Street.
The week's top sponsor contract and second-highest overall was for Residence #723 at The Astor, which was asking $7.95 million. The five-bedroom, five and a half-bath condo represents one of the final sponsor units in the building, which was developed by William Waldorf Astor in 1901 and restored to its original grandeur amidst a 2015 condo conversion.
Two historic townhouses ranked among the top ten contracts. 330 East 51st Street, a 19th-century townhouse near Beekman Place, had the week's fourth-highest contract with an asking price just under $7 million. In 1943, Pulitzer and Nobel Prize-winning author John Steinbeck moved into the house shortly after publishing The Grapes of Wrath. During the time he lived here, he published his novel Cannery Row and worked as a war correspondent for the New York Herald Tribune.
Since then, the house has been renovated with new mechanicals, a new roof, smart home technology, a state-of-the-art kitchen, and a luxurious full-floor primary suite with two built-out dressing rooms and a spa-like bath. If the house sells for this price, the LLC-listed seller will take a loss, having bought it for $7.9 million in June 2007 (per Acris).

In Park Slope, 267 Sixth Avenue had the week's top Brooklyn contract and sixth-highest overall with a $6.1 million asking price. It previously served as the home of the Swedish American Athletic Club, during which time it offered amenities like a ballroom, a billiards room, a boxing ring, a bowling alley, and a lounge with a cocktail bar (h/t 6sqft). It has since been transformed into a residential home with an owner's triplex and rental unit, and featured on the Park Slope House Tour. The ballroom is now a lounge, and a previous owner repurposed a trophy case to display their book collection.
