Manhattan's Upper East Side has traditionally been a hotbed of luxury real estate, and remains so in the present day. But over the past few decades, Tribeca has evolved from an industrial area to a wealthy enclave. Listings in these neighborhoods accounted for all five of Manhattan's most expensive sales for the last week of January 2025.
Last week, a total of $44,456,500 across two sales was recorded at The Giorgio Armani Residences. Both units were originally asking $25 million and closed for under ask, but were neck and neck for the highest-priced sale of the week. They both boast interiors by Giorgio Armani, gracious living space, chef-caliber kitchens, bedrooms with generous closet space, private outdoor space, and access to a thoughtfully curated amenity package.
The full-floor Residence #5 had the week's top sale at $22,456,500. This four-bedroom residence spans nearly 4,900 interior square feet and offers a total of 827 square feet of private outdoor space across three balconies. The buyer conducted the transaction with an LLC.
Penthouse #10 was hot on its heels, closing at an even $22,000,000, or $3 million below ask. The three-bedroom residence is encircled with a planted wraparound terrace, and it also features two private balconies. The buyer is listed in public records as philanthropist Elsa Brule.

In addition to the residential amenities, the buyers enjoy close proximity to fine dining and Madison Avenue flagship boutiques. However, none are more convenient than the Giorgio Armani flagship that reopened in the base of the building in fall 2024. The boutique generated over $1 million in only three days of business.
Moreover, while Mr. Armani traditionally holds his runway presentations at Milan's Fashion Week, he presented his spring 2025 collection at the Park Avenue Armory last fall to mark the opening of the boutique. Coincidentally, the most recent closings were recorded shortly before the first day of the fall 2025 shows at New York Fashion Week.

The Giorgio Armani Residences' Landmarks Preservation Commission-approved design drew inspiration from the surrounding prewar architecture that remains in demand. The week's top co-op sale and fifth-highest overall took place at 920 Fifth Avenue, a J.E.R. Carpenter-designed cooperative almost directly west of The Giorgio Armani Residences. Residence #8A closed for $15,000,000 in a sale recorded about two months after it entered contract with a $17 million ask.

The week's top sale outside of The Giorgio Armani Residences was also the top Downtown sale: Residence #2 at 24 Leonard Street sold for $21,188,000. This seven-unit boutique condominium was finished in 2019, but its design was inspired by the surrounding architecture in the Tribeca West Historic District. The buyer used an LLC (as did the seller) and is set to enjoy such perks as a spacious floor plan, an attended lobby, a fitness center, and deeded parking for purchase.
It was trailed by Residence #2B at 140 Franklin Street. Original steel columns from the building's time as a wrapping paper factory are still on display in this spacious loft apartment, and the interiors have been updated with a chef's kitchen, a custom wet bar, a library with custom bookshelves, and a super-luxe primary suite. The $16,000,000 closing price is about half the $30.5 million the sellers, entrepreneur/film and Broadway producer Amy Nauiokas and her husband, business executive Michael Harrison, originally sought when they listed it in May 2015, but is still more than 4.5 times what they paid for it in April 2009, and was high enough for the fourth most expensive sale of the week.
Also of note last week, Residence #24C at 220 Central Park South sold for $12,500,000, a price just short of the top five sales. The two-bedroom, two and a half-bath unit was listed for $13.7 million in the building's initial offering plan, and the buyer was identified through an LLC.
When Crain's New York Business announced the sale, it noted that this put the limestone-clad Billionaires' Row building one step closer to sellout. The one remaining developer-owned unit is Residence #23C, which is asking $13,650,000.
