Parc North brings entry-level condos to Harlem two blocks from Central Park; Studios to 2-beds from $499K

Following the successful condo launches of 2100 Bedford Avenue, The Rutland, and 15 Jay Street, Long Island-based Metropolitan Homes is taking their development and building business uptown with Parc North, a ground-up Harlem boutique condominium at 127 West 112th Street. The seven-story limestone and glass condominium by Karl Fischer Architects quietly rose on a vacant, 60-foot-wide lot the developers purchased for $6.7 million in 2015 (per city records), and sales are underway on the apartments inside.
Current availabilities start at $499K for studios, $750K for one-bedrooms, and $1.25 million for two-bedrooms. At an average price of $1,225 per square foot, it is more approachable than its counterparts at Circa Central Park (home of Harlem’s most expensive condo sale) and 145 Central Park North. However, a wave of new development shows no sign of slowing down, and has had the effect of keeping area prices stable.

Residential amenities include a fitness center, lounge, package room, cold storage, bike room, and two outdoor spaces, including a common roof deck. Cage storage and private rooftop cabanas are available for purchase. Residents will also appreciate a Harlem address near Central Park, particularly in the wake of a planned renovation that would improve Central Park North parkland, add a new boardwalk along Harlem Meer, and build a new recreational facility to replace the Lasker pool and skating rink.

Other nearby attractions include Melba’s, Row House, Seasoned Vegan, and area schools, churches, and cultural institutions. Transportation options include the Central Park North 2 and 3 trains and the Cathedral Parkway B/C trains.
