165 Chysties Street rendering via CORE Real Estate
As we discussed in an earlier feature, parkside real estate in New York is as good as gold and the properties overlooking Sara D. Roosevelt Park may be set to take off once the economy regains it footing. Considering how valuable any patch of green space is in Manhattan, it's no surprise developers have moved in on the seven-block-long park that stretches across the Lower East Side and Chinatown.
Coming on the heels of several condo buildings that recently opened along the park's edge —like the avant-garde 215 Chrystie and industrial-themed 204 Forsyth— Nexus Building Development Group in partnership with DRK Chrystie LLC and Nortco Associates LLC are bringing to market a boutique condo at 165 Chrystie, where full-floor residences are said to provide "utmost in privacy", "smart layouts," and "end-user flexibility for customization."

The single-lot-wide building has topped out at a rather contextual ten stories tall. The site is located midblock between Delancey and Rivington streets, and near the new citizenM Bowery Hotel and New Museum of Contemporary Art. A recent pass by the site shows that the structure has yet to receive its facade. Renderings published by Nexus show expansive windows of varying proportions, framed by canted, copper-toned panels. Building permits previously listed the ever-busy ODA Architecture as the architects of record; they now show Jacob Bekermus of JBA Collective steering the design.

The interior will house six full-floor condos and two duplexes, one at the ground floors and another at the pinnacle. Three spreads have already hit the market and a 2-bed, 2-bath on the eighth floor is already in-contract. The availabilities are all same square footage and priced between $3.065M and $3.58M, blending to an average of $2,079 per square foot. The development is on track for a total sellout of $33,786,720, up from an initial 2017 projection of $32,186,289.
According to the listings, the homes will have 9'2" ceiling heights, sound-mitigating sliding glass windows, private outdoor space, and views overlooking the park. Kitchens from Cesar NYC feature white-veined crystal quartzite countertops, backsplashes and islands, complemented by oak cabinetry, Dornbracht fixtures, and Miele appliance. Living areas face the street and park, while bedrooms overlook a rear courtyard. Master bedrooms offer walk-in closets and an en-suite bathroom, and most will have a private balcony. Baths have radiant floor heating, double-standing showers, and features by Waterworks.
Fitness center
The building's amenities include a part-time doorman, package room, a gym, recreation space, a shared roof deck, bike parking, and private storage. The building sits steps from the J and Z lines' Bowery station and a short walk to the F line's Second Avenue station. Countless nearby options exist for dining, entertainment, and nightlife, as there may be no area more prime for a night out on the town.
Indicative of strong demand, work is underway for at least three new residential developments along Chrystie Street across from the park. Next door to 165 Chrystie at 167 Chrystie, permits have been filed to build a 16-floor, 78-unit residential building. A few doors further, Nexus recently topped out 175 Chrystie Street, which will bring 13 condos to market. Finally, at 199 Chrystie Street, construction is starting on a 14-floor, 14-unit condo, a half-block from 215 Chrystie and its Public Hotel.
