Roosevelt Park may be set to take off once the economy regains it footing. Considering how valuable any patch of green space is in Manhattan, it's no surprise developers have moved in on the seven-block-long park that stretches across the Lower East Side and Chinatown.
Coming on the heels of several condo buildings that recently opened along the park's edge —like the avant-garde 215 Chrystie and industrial-themed 204 Forsyth— Nexus Building Development Group in partnership with DRK Chrystie LLC and Nortco Associates LLC are bringing to market a boutique condo at 165 Chrystie, where full-floor residences are said to provide "utmost in privacy", "smart layouts," and "end-user flexibility for customization."

The single-lot-wide building has topped out at a rather contextual ten stories tall. The site is located midblock between Delancey and Rivington streets, and near the new citizenM Bowery Hotel and New Museum of Contemporary Art. A recent pass by the site shows that the structure has yet to receive its facade. Renderings published by Nexus show expansive windows of varying proportions, framed by canted, copper-toned panels. Indicative of strong demand, work is underway for at least three new residential developments along Chrystie Street across from the park. Next door to 165 Chrystie at 167 Chrystie, permits have been filed to build a 16-floor, 78-unit residential building. A few doors further, Nexus recently topped out 175 Chrystie Street, which will bring 13 condos to market. Finally, at 199 Chrystie Street, construction is starting on a 14-floor, 14-unit condo, a half-block from 215 Chrystie and its Public Hotel.
