McQuaid’s Public House owner Tom McQuaid has taken an “if you can’t beat them, join them” approach to the rapid development underway in Hell’s Kitchen: After years of fielding calls from developers, he took matters into his own hands and commissioned Sydness Architects to add a five-story office building to the top of his popular pub at 603 West 44th Street (aka 589 Eleventh Avenue).

Now nearly finished as of early November, the augmented building utilizes a pre-existing foundation designed to support the weight of a larger structure and uses a lightweight steel frame system for its four additional floors. Recent photos live up to the renderings which showed a zinc metal facade and irregular fenestration. The black-framed windows create an intricate shadow pattern throughout the day, and a wall of windows with south and east views will let in abundant natural light.
The project is now in search of commercial tenants to take up each of its boutique, 2,500-square-foot office floorplates and ground-level storefront. The penthouse floor tenant has its own rooftop deck with sweeping neighborhood views over Hell's Kitchen. The new office building offers a growing company the chance to set up shop in the center of a thriving neighborhood experiencing great change. Nearby at Eleventh Ave. and 47th Street is the rising new development condo, The West. Also to the north, is the now-selling condo 611 West 56th Street and the much-anticipated Waterline Square are wrapping up construction. To the south, Hudson Yards is on the rise and the Javits Center is undergoing a dramatic transformation.
