There is little question that a design by an award-winning architect can draw attention to a New York City building, and buyers appreciate how good interior design can make sleek Modernist spaces appear cozier and homier. But the New York City market is crowded with celebrity architect-designed buildings; moreover, the past few years have seen a rise in condos connected to luxury brands like Giorgio Armani, Aman Resorts, and the Waldorf Astoria. Today's high-end buyer is likely on intimate terms with such brands in other aspects of life, which could inspire greater confidence in their residential offerings than a nebulous idea of a famous name.
It is against this backdrop that a number of listings in buildings designed by prominent architects were among over 150 condos, co-ops, condops, and townhouses that experienced price reductions from February 4-11, 2025. These included two listings at 551W21 in West Chelsea and three at Selene in Midtown, both of them designs by Foster + Partners, the firm founded by Pritzker Prize laureate Lord Norman Foster.

A few blocks from Selene, the Rafael Vinoly Architects-designed 432 Park Avenue is a striking supertall on the eastern end of the Billionaires' Row skyline. The 96th story is devoted to a massive penthouse boasting 12.5-foot ceilings, a 2,800-square-foot Great Room, a library with wood-burning fireplace, a lavish corner primary suite, and 360-degree views of Central Park, the Manhattan skyline, and Long Island Sound. The pristine penthouse has never been lived in, and the current owner listed it for $169 million in November 2021. It came back on the market for $105 million in May 2024, and the most recent reduction brings it down to $90,000,000.

Messrs. Foster and Vinoly were prominent architects in New York City, and Paul Rudolph was an early proponent of the Modernist movement in the 1960s. The Modulightor Building was declared a New York City Landmark in January 2024; a short distance away, Mr. Rudolph entered 23 Beekman Place by renting an apartment there, bought the building in 1976, embarked on a multi-year renovation, and kept the lower levels as rentals while living and working in the newly added penthouse for the rest of his life. The townhouse was designated a New York City Landmark in 2012, listed for $18.5 million in October 2024, and reduced to $17,500,000 last week.
