Price Cuts: Double-digit discounts at Selene; Classic seven on West End Ave. gets 22% haircut

Fewer than 200 condos, co-ops, condops, and townhouses in core New York City areas experienced price reductions from February 3-9, 2026. These included three listings at Selene, the Foster + Partners-designed condominium located slightly south of Billionaires' Row. The tower itself is next to the Seagram's Building, and interiors feature high ceilings, custom kitchens, primary baths with radiant heated floors. In addition to an array of wellness and social amenities, residents enjoy special perks and discounts at Le Jardinier, Chef Alain Verzeroli's award-winning, vegetable-driven restaurant in the base of the building.
Selene debuted at the height of the market in 2018; however, when offices shut down at the height of the Covid pandemic, its central location was no longer seen as an asset. More recently, though, the JPMorgan Chase Tower opened a short distance away; this and adjusted prices could make it an appealing pied-a-terre option. The building is now over 85% sold with remaining availabilities ranging from a studio for $1.6 million to a four-bedroom duplex penthouse for $29 million, and is offering two years of common charges paid by sponsor on contracts signed by March 31, 2026.
