Sticker prices often attract the most attention in real estate listings, but that's not the only one buyers need to be aware of. In addition to monthly costs (maintenance fees for co-ops, common charges and taxes for condos), there are sometimes assessments to keep in mind.
Naturally, no one enjoys paying more per month than they absolutely have to. Some sellers in buildings with assessments in place recognize this, and are prepared to offer financial incentives to help with assessments or reduce the price of their listing. The latter could work in a buyer's favor: If they are prepared to pay a few hundred dollars extra a month for the next year or so, they could wind up with a steal of a deal in the long term.
