21 Bond Street is a pre-war cooperative building located on one of NoHo's historic cobblestone blocks. The intimate five-unit structure features full-floor lofts with an Artist In Residence (AIR) designation, maintaining its connection to the neighborhood's artistic heritage. One of its former residents was a celebrated downtown artist whose works have been displayed at the Whitney, Smithsonian, and MoMA.
The building's architectural character is defined by its curved windows, soaring ceiling heights ranging from 12'8" to 14', and original pre-war details. Residents access their homes via a key-locked elevator, and the building offers a shared 2,500-square-foot rooftop terrace with panoramic NoHo views.
Situated among notable establishments like Il Buco, Billy Reid, and Goop, 21 Bond Street maintains a ground-floor retail space whose rental income helps support the building's maintenance costs. The cooperative allows pets and subletting, subject to board approval.
The residences feature expansive layouts of approximately 2,300-2,400 square feet, with many units retaining authentic loft characteristics such as exposed brick walls and wide-plank floors. Each full-floor residence includes dedicated storage space in the building's basement.

For some co-ops, instead of price per square foot, we use an estimate of the number of rooms for each sold apartment to chart price changes over time. This is because many co-op listings do not include square footage information, and this makes it challenging to calculate accurate square-foot averages.
By displaying the price per estimated room count, we are able to provide a more reliable and consistent metric for comparing sales in the building. While we hope that this gives you a clearer sense of price trends in the building, all data should be independently verified. All data provided are only estimates and should not be used to make any purchase or sale decision.
