With their striking Zaha Hadid-designed condo at 520 West 28th Street finally complete, the Related Companies have moved forward on their next West Chelsea developments: a pair of High Line-hugging condos at 515 West 18th Street designed by Heatherwick Studio and a waterfront-facing complex at 555 West 22nd Street designed by Robert A.M. Stern Architects. Now we can report that demolition has begun on the latter site, which involves the partial removal of a low-slung U-Haul facility.

According to leaked documents, the forthcoming 22-story building will rise from a T-shaped lot that has frontages on West 23rd, 22nd, and Eleventh Avenue. Tentatively named the Hudson Residences, early renderings show the building will sport a pre-war aesthetic with classic proportions, a red-brick façade, and strong cornices. Partial construction permits have been filed but The Real Deal says Related will need city approval to transfer additional air rights to make the full 288,000 square foot build-out a reality. The project is expected to offer 141 condo residences, on-site parking, a spa, fitness center, and resident lounges.

The development site is located at the edge of the Chelsea Gallery District and overlooks the Chelsea Piers sports complex and Hudson River Park. The High Line and an entrance to it is less than a block away. One block north of the site is the Annabelle Selldorf-designed condo-tower 200 Eleventh Avenue where recently recorded closings have ranged from $1,780 to $3,398 a foot. One block south is the Norman Foster-designed condo 551W21 where listed spreads ask an average of $3,647 a foot. Last month, a 15th-floor combination unit was listed by a Chinese billionaire with an ask of $36.5 million ($4,371 per ft²).
