Permits were filed by David Grunfeld of GW Lafayatte LLC, whose business address is listed as 694 Myrtle Avenue, the same address identified as the controversial Lincoln Holdings NY LLC. City records indicate the company picked up the vacant lot for $1.1M in early May, below the $1.2M listing price advertised by Warburg Realty. Permits list Diego B. Aguilera Architects P.C. as the applicants of record, and the rendering of the proposed project was posted by Samuel Wieder Associates. The same team is also responsible for the similar-looking rental at 34 Belvedere Street.

743 Lafayette's rendering depicts an asymmetrical facade made up of a few elements including an alternating wood and steel pattern. Residential space will encompass 5,438 square feet which translates to an average of 679 square feet per apartment. Permits call for a laundry and storage room on the cellar level and two units each on floors 1-4, with one of those units serving as the lower level of the penthouse atop the fourth floor. As for outdoor space, there will be balconies on the upper floors and a roof terrace.
