Unsurprisingly, parking lots in Manhattan are going the way of the dinosaur and another car park in Midtown West is slated for redevelopment. A recent press release from the office of Gene Kaufman Architect (GKA) provides us our first glimpse of a 27-floor, 211-key hotel development to rise from the surface lot at 305 West 48th Street. Per the release, the project will break ground later this week and will likely open by 2020. Building permits were filed in spring 2017 and the listed property owner is David Schwartz of Bright Management, Inc.

The project’s prime location almost guarantees its success. Positioned just off Eighth Avenue, the property is near the countless eating/drinking establishments of Hell’s Kitchen and more than a dozen Broadway theaters. The property sits between the Italian eatery Patzeria Family & Friends and Sombrero Mexican Restaurant. The site is also across the street from the oh-so-slender rental tower, Icon.

The project’s 211 guest rooms will be complemented by a lounge and terrace on the 2nd floor, a rear garden on the 1st floor and a bar and lounge located at cellar level. Most exciting will be a rooftop bar on the 27th floor that will have beautiful views over Hell’s Kitchen and of the Hudson River. The flag the hotel will carry has yet to be announced but the release does mention it will be Broadway theater-themed independent hotel.

The 73,000-square-foot building’s designer, Gene Kaufman, has molded dozens of hotels throughout the five boroughs. This inn will sport a variegated exterior of glass walls contrasted by brick-colored solid sections. The architect says, “The aesthetics are critical in setting the structural and design tones for the brand, particularly as it seeks to establish itself against the backdrop of the colorful theater scene it calls home.” The acclaimed Rockwell Group is handling the hotel’s interior design, which is still a work in progress.
