Brooklyn-based RYBAK Development has announced their plans for a Coney Island site will move forward. New construction will bring a structure known as Sea Breeze Tower and not long ago, the team released the first rendering; construction permits have now been issued and work has commenced.

Sea Breeze Tower will bring 114 rental units and 27,000 square feet of commercial space. The luxury building is aiming to be one of the first LEED Platinum Certified buildings in South Brooklyn and will be constructed with reinforced concrete and a sound- attenuating glass facade. The rentals include studio, one, two and three bedroom units with 11' ceilings and high-end finishes. Amenities will include 24-hour doorman, state-of-the-art fitness center, playroom, tenant lounge, outdoor recreation area, bike storage, ample parking garage, package room and cold storage.

The property overlooks Asser Levy Park, where former Borough President Marty Markowitz sought to build a covered amphitheater that was shelved due to noise concerns. Many units in Sea Breeze Tower will have limitless views of the Atlantic Ocean to the south and Manhattan skyline to the northwest. The project is a short walk from the Q train’s Ocean Parkway station and is close to the historic boardwalk and New York Aquarium. Coney Island will become an even bigger attraction with the recent announcement of Luna Park's planned log flume, adventure park with ropes course, public plaza and arcade, which are expected to open in 2019.

The development team led by Sergey Rybak has finished a number of high-end condos in southern Brooklyn including the nearby Sheepshead Bay condo called The VUE. Per The Real Deal, RYBAK purchased the 21,720-square-foot Seabreeze property for $13.5 million. Back in 2004, The Bobker Group (American Development Group) planned a 27-floor, 89-unit condo called the Sochi. Upon starting foundation work in 2006, work was halted when the developer couldn’t secure construction financing during the Great Recession. According to TRD, Chaim Miller scooped up the site at a 2013 auction for $12.7 million with plans to erect an $85 million apartment tower. Miller later defaulted on his loans and Rybak reached a deal to buy the site in 2017.
