Hudson Companies has launched sales for condo residences inside the 38-story tower One Clinton at 280 Cadman Plaza West on the cusp of Downtown Brooklyn and Brooklyn Heights.

The building was designed by Marvel Architects and hosts 133 one- through five-bedroom homes with high-end finishes and amenities along with expansive views of the lower Manhattan skyline and New York Harbor. Pricing starts at $1.088 million for one bedroom residences, $1.985 million for two bedrooms, $3.195 million for three bedrooms and $5.258 million for four bedrooms (pricing for five-bedrooms and penthouses will be announced in coming months). The total building sellout, which includes four commercial units is projected to be $477 million, one of the largest sellouts ever in Brooklyn.

Residential interiors are from Manhattan-based design firm Studio DB whose work can be found in large-scale condo projects like One Vandam. Each residence will have spacious layouts, oversized picture windows, 7"-wide solid white oak floors, and typical ceiling heights in living areas are 9’-10”. A special feature of the homes are 8’-0” tall apartment doors that will have custom marble inlayed levers and polished nickel hardware. Each unit will include a full-sized high efficiency washer and dryer, and a multi-zoned heating and cooling system.

Kitchens have custom white oak cabinets, Statuarietto marble islands with counter seating, white quartz countertops and a Carrara marble backsplash. The appliance package includes Bertazzoni pro-series stainless steel gas ranges with integrated hoods, Liebherr fully-integrated refrigerators with freezers, along with high-end ovens, dishwashers, and wine fridges are in select units. Master bathrooms offer white oak vanities, Terra Marine marble wall tile, chevron patterned Bianco Dolimiti floor tiles and Juniper lighting - and select residences include MTI 65-inch soaking tubs.
Resident amenities will include a fitness center with a landscaped terrace, yoga studio, sauna and hot tub; the children's room has indoor and outdoor play areas; a multi-media lounge offers fully attenuated sound. The building also has a library, bike parking and residents may purchase onsite private storage and a spot in the underground parking garage. Brooklyn Roasting Company plans to take one of the retail spaces in the base of the building, and the other will be occupied by a slate of rotating food pop-ups curated by Smorgasburg.

Hudson Companies bought the Brooklyn Heights library for $52 million in 2015, only to demolish it to make way for One Clinton. Some residents were opposed to the demolition of their local library to accommodate yet another condo tower. However, a new, three-story library branch with a 20-foot ceiling and two spacious reading rooms will go up in the base of the building, along with two retail spaces and a 9,000-square-foot STEM lab operated by the Department of Education.

In addition to the new library and community facility, Hudson Companies will build 114 units of off-site affordable housing at 1043 Fulton Street and 909 Atlantic Avenue in Clinton Hill. Affordability will range from 60-125% of the area median income.
