Prospect Lefferts Gardens' residential rise shows no signs of slowing, and the latest entrant is a mixed-use development known as The Rutland in honor of its address at 401 Rutland Road. Permits call for a community center at grade level and 22 units starting on the second story, and the design by Fischer and Makooi Architects shows a six-story building with a two-toned brick and stone facade, oversized windows, and terraces and balconies. Developer Metropolitan Homes initially conceived the project as a rental; however, an offering plan with a $16 million sellout was accepted at the beginning of the year, and sales on the condos have just launched.

There are no more than five units per floor, and all units feature oversized windows, 7” white oak floors, and central air conditioning. The kitchens are outfitted with custom cabinetry, quartz countertops, and Samsung and Bosch appliances. Several units come with private balconies. A 15-year tax abatement is in effect, and residential amenities include a virtual doorman, central laundry room, storage, fitness center, and roof deck.

The Rutland also offers a bike room, parking spaces, and excellent proximity to the Sterling Street and Winthrop Street 2/5 subway stations, allowing for no shortage of ways to get around. However, employees at the massive Kings County Hospital Center would have an extremely easy commute in store - the building is only three blocks away. It is also a short walk from Prospect Park and the culinary offerings of Flatbush Avenue.
Prices start at $395K for studios, $525K for one-beds, and $730K for two-beds. At an average price of $1,000 per square foot, The Rutland finds itself roughly in line with some of its newest and nearest neighbors. A few blocks away, sales just launched at 371 Lincoln Road, a new boutique condominium with full-floor units selling at an average of $1,086 per square foot. Just down the street, apartments at Hello New York, a more established condominium, have closed at an average of $904 per square foot; the lone availability is a one-bedroom for $499K. And elsewhere in Prospect Lefferts Gardens, sales recently launched at The Benny from $565K for one-beds and $810K for two-beds.
