Sales have quietly begun at 371 Lincoln Road, a six-unit condominium recently finished in Prospect Lefferts Gardens. The bucolic Brooklyn neighborhood teems with charming local shops and historic character while providing residents easy access to Prospect Park and public transportation.
Until recently, the area has largely flown under the radar of those looking to escape escalating living costs in Manhattan and northern Brooklyn, thus keeping prices relatively affordable and non-contextual new developments at bay. Sadly, as prices in adjacent areas such as Prospect Heights and western Crown Heights have skyrocketed, the neighborhood is well on its way to meeting a similar pricey fate.
371-Lincoln Road Initial design released in 2015 and a rendering of what was built
371 Lincoln Road A design for the dumpster
Like a sore thumb, 371 Lincoln Road erupts six-stories high on a single midblock lot- double the height of its neighboring 2- and 3-story townhouses. However, height is not the issue here, rather it is the offensive exterior of full-height windows, gray panels, and slapped-on wood trim spandrels. Issac and Stern are listed as the designer of record according to building permits, but the initial rendering greatly differs from the finished design. The firm has done many high-quality, harmonizing developments throughout the city leading us to believe the dismal facade is a result of developer cost-cutting and value engineering.

Brooklyn apartments Unit #6 is one-bedroom asking $875K
Inside, the for-sale apartments are smartly laid out and are all full-floos and duplexes with keyed elevator entry. Floor-to-ceiling windows in living rooms face south over the street, while bedroom exposures benefit from private views over leafy rear gardens. Currently, four of the building's six apartments are on the market with the top-floor one-bedroom unit (with large terrace) priced at $875K. A capacious garden-level one-bedroom with yard is asking $1.17M, and a pair of two-bedrooms located on the second and fourth floors are priced at $950K apiece. Buyer will enjoy low carrying cost since the development has secured a 421A tax abatement.
Open kitchens are rather standard and compact in design and come with a Fischer & Paykel refrigerator, Bosch dishwasher, GE kitchen cooking appliances, a washer and dryer, and island bar seating. Baths have radiant-heated floors. All homes come with some kind of private outdoor space in the form of a rear balcony, gardened yard, or terrace. The duplex, ground-floor unit comes with a 577-square-foot 'rec room' with a powder room and a large private backyard with custom decking.
View northwest towards Manhattan
The 20 ft. x 100 ft. the site, which the developer purchased for just $255K in 2014, sits between Nostrand and New York Avenue, steps away from the Sterling Street station serving the 2 and 5 trains, and a short walk to the B and Q lines. Notable nearby restaurants and bars (that will hopefully reopen) include Empanada City, Camillo, Glou, Katie O's, HasenStüble, PLG Coffee House and Tavern, and Taqueria El Patron.
To somewhat make up for the pitiful exterior design, the sales team has partnered with the local rescue organization Mr Bones & Co to find homes for dogs. Pictured in the listing images is the adorable pitbull Rambo who was rescued from the Bahamas after surviving Hurricane Dorian.
