Like Yorkville, the Lower East Side is becoming a go-to spot for luxury condo developers, but unlike its northern counterpart, the once-gritty neighborhood allows for extremely modern architecture. Take, for instance, ODA's 100 Norfolk Street, which began its slow ascent in 2015 but had been in the works since 2012 – long before Essex Crossing.

Hate it or love it, the cantilevered condo, which literally turns architecture upside down, will certainly incite a reaction from you, much like other envelope-pushing buildings in the area like Blue and the torquing 242 Broome. And now, the innovative project, developed by Adam America Real Estate, in collaboration with the Naveh Shuster Group and the Horizon Group, has just been completed.

While a bold design was always envisioned (this is ODA we're talking about here), strict zoning laws and a narrow lot proved the project to be quite a challenge – until 11,000 square feet of air rights from its low-rise neighbors were obtained. ODA was forced to maximize the floor area towards the top of the building using a system of exposed structural trusses, which created a top floor that has double the footprint of the ground level, and in turn, a larger roof deck for residents. The design has also made lower level units more desirable since they benefit from more natural light and better views.
"Inverted" design
Another feature 100 Norfolk can boast? Almost no two units in this 12-story development are identical, according to Curbed. Today, we have a first look at the building's interiors as well as a video, courtesy of Imagen Subliminal, that highlights its cantilevered form.
 
100 Norfolk offer 38 residential units, most of which are sold or in-contract. Just two remain: two-bedroom units starting at $1.995M. The interiors featured below are from #9B, a 1,388-square-foot unit offering full south and eastern views, double pane floor-to-ceiling windows, gorgeous oak flooring, an in-unit washer and dryer, an open kitchen complete with Quartz counter tops and backsplashes and Gaggenau appliances, and lots more. Amenities include a 24-hour concierge, a double-height lobby, a gym, yoga room, a common roof deck, and an outdoor garden lounge. The building is also expected to offer a 421-a tax abatement.
Nearby, The Rollins (part of Essex Crossing) is now 65% leased and offering up to three months of free rent. Coming attractions like The Market Line, set to open this fall, and the Lowline underground park, opening in 2021, will create even more buzz and new developments for the Lower East Side.
