In just under three months, the first market-rate rental project to open at Essex Crossing is 65 percent leased. The Rollins, a 16-story mixed-use building at 145 Clinton Street, is in the heart of the Lower East Side and near exciting projects including the forthcoming Market Line at the base of three new Essex Crossing buildings; an expansive, bazaar-like marketplace spanning 700 feet, it will be one of the largest in the world. The Rollins is part of the nine-site Essex Crossing project, which is being developed by Delancey Street Associates (DSA) and comprises Taconic Investment Partners, BFC Partners, L+M Development Partners and the Goldman Sachs Urban Investment Group. The building was designed by Beyer Blinder Belle.

“Leasing is off to a blistering start and we’ve seen that renters are excited not just about the building and its top of the line amenities and retail tenants, but also about getting in early on the overall Essex Crossing project,” said Ernie Padron of BFC Partners. Homes vary in layout and current listings show studios from $3,041/month, 1 beds from $4,133/month, 2 beds from $5,225/month and 3 beds from $6,642/month. The building’s website offers 2 months free on a 14-month lease for 2 and 3 bedrooms, and 3 months free on a 27 month lease for studios and 1 bedrooms. Douglas Elliman Development Marketing is exclusively handling the marketing and leasing for the project from an on-site leasing office.

The Rollins is named after legendary jazz saxophonist Sonny Rollins, who lived in the 1950s where the building now stands and often spent his days practicing on the nearby Williamsburg Bridge. “It was a very fond place for me,” he told The New York Times in December. “It really has a place in my heart.”

The contemporary homes feature interior design by K & Co. with white oak flooring, ceilings up to 10 feet high, spacious walk-in closets and double-pane windows overlooking the Empire State Building and Williamsburg Bridge; select residences have private terraces. There are in-unit Bosch washer/dryer and kitchens are outfitted with premium quartz countertops and stainless steel appliances.

The Rollins’ crowning glory is a 12th floor lounge and elevated garden terrace with lounge seating, grills and a dining area. Inside, the fitness center goes to the next level with Peloton bikes in the main gym area, on-demand classes in a Wellbeats studio, and Activ Virtual Personal Trainer. A residents’ lounge has a fireplace, wet bar, billiards table, shuffleboard, media room, and private dining room. Additional amenities include an attended lobby, concierge, children’s playroom, pet spa, and bike room. Beyond the building, the neighborhood offers a plethora of amenities, too. New soon-to-open retailers include Target and Trader Joes, and a public park and playground designed by West 8 are nearly complete.

Ultimately, Essex Crossing will include 1,079 apartments and condominiums including 55 luxury condos at 242 Broome Street, and rental residences at 115 Delancey Street which will begin leasing this summer. The Rollins is conveniently located just steps from multiple major subway and bus lines, as well as four Citi Bike stations, making it easily accessible to neighborhoods throughout the city. But for residents who just want it all right outside their door, they’re in luck: the Lower East Side was recently named both the most livable neighborhood and the best neighborhood for nightlife in New York City by The New Yorker.
