The Cobble Hill section of Brooklyn is known for its cobblestone streets and rich history, and recent residential development has sought to be respectful of that. For example, the The Polhemus Townhouses were completed in 2018 yet inspired by classic Brooklyn brownstones. And directly to the east, the eight-story Polhemus Memorial Clinic, which dates back to 1897 and once provided free medical care to the area’s poor, has been converted to Polhemus Residences, a 17-unit luxury condominium. However, the conversion led by Fortis Property Group did not come at the expense of the building’s French Renaissance limestone and iron-spot brick facade.

An offering plan with a $69.4 million sellout price was accepted in November 2016. To that end, closings have come in at an average price of $2,088 per square foot, and a residence listed for $4.7 million is in contract. When Polhemus Residences was still a medical clinic, it was famous for housing one of the first-ever X-ray machines.
