The corner of East Williamsburg bounded by the Brooklyn-Queens Expressway and Union Avenue is seeing a surge of residential activity (gentrification) of late. One the largest, and most attractive is 125 Borinquen Place, a 133-unit rental taking shape at the corner of South 2nd and Rodney streets.
As of late July, the 143,000-square-foot project is framing its seventh and final floor. The triangular-shaped property is being developed by Joel Schwartz's Grand Street LLC who picked up the site in early 2013 according to city records. J. Frankl Associates are the designers and permits list De-Jan Lu as the architects of record.

The façade will be composed of alternating bands of glass and wood. Many units will have balconies and the acutely angular ones at the southwest corner will be quite roomy. The project benefits from an inclusionary housing bonus which allows for more floor area in exchange for reserving 20% of the apartments as affordable housing. There will be 68 parking spaces, a roof deck, bike parking and tenant storage. Stay tuned for the housing lottery and leasing.
