On the border of Prospect Heights and Crown Heights, just a few blocks north of Prospect Park, a new curvaceous and angled 7-story development dubbed "The Crown Prospect" will rise on the triangular lot at 701 Washington Avenue. However, until demolition begins, it is still occupied by an eyesore: a one-story auto repair shop and a large parking lot.
The site, also known as 656 Grand Avenue, was owned by Ernst Cange who first filed DOB permits back in 2010 for a 7-story, 22-unit rental with 1,470 square feet of commercial space. According to public records, he sold it to Brooklyn Development Partners for $5.5 million in January 2017. Now, it looks like those partially approved residential plans, designed by Barry Berg Architect, remain unchanged, but the design shown on Team Fernandez of the Corcoran Group's website tell a different story.

The website calls the upcoming development "Brooklyn's Crown Jewel" and depicts a very contemporary glass building that looks like it belongs along the High Line rather than this neighborhood, where low-rise brick buildings are the norm. But if something like this does rise, it will be an exciting change – and some neighborhood residents (see forum) who have been trying to liven up the triangle might agree.
While Team Fernandez specializes in residential real estate, with past projects like Rybak Development's Element88, The Vue, The Ocean, The Edge on Twelve, and The Gateway, the all-glass design, open floor plates, and business people hovering outside of this latest hints of offices.
