The Labor Day holiday marks the unofficial end of summer all over the country, and the Port Authority prepared for a record-breaking 6.6 million travelers taking to New York City tunnels, bridges, and airports for the holiday weekend. This was perhaps a factor in week-over-week dips of over 20% for both the number of Manhattan residential contracts signed and aggregate dollar amount on the last full week of August 2025. However, the contracts signed from August 25-31, 2025 brought the monthly total up to nearly 800, making it the strongest August since the pandemic.

The week's top contract was for Residence #W24D at One High Line, the Downtown skyline standout that ranks among the top five best-selling buildings of 2025 to date. Olshan Realty notes that the $14.53 million asking price was raised from the $14.25 million it was listed for when it was being marketed off floor plans in 2018.
The four-bedroom unit is located midway up the all-residential West Tower, which is positioned to make the most of Hudson River views. The unidentified buyer will enjoy access to a suite of residents-only amenities, not to mention the amenities and services of Faena New York on the lower levels of the East Tower. Towering new construction was in high demand among luxury buyers on the last week of August 2025, but classic elegance also proved popular. The week's second-highest contract would appear to encapsulate the best of both worlds: The Robert A.M. Stern-designed 220 Central Park South stands tall while offering limestone elegance in a row of glassy towers on Billionaires' Row. The two-bedroom Residence #22C, the one sponsor unit in the building at the time it was listed, was not far behind the top spot with an asking price of $13.5 million.
The split was also clear with the two units that tied for the week's seventh-highest price: Residence #5504 at 35 Hudson Yards was asking $6.45 million, as was the penthouse at 4 East 70th Street, the latter of which had the top co-op contract of the week. Located directly across the street from the recently reopened Frick Collection, the penthouse is reached via key-locked elevator access and features gorgeous prewar details, not to mention two private terraces facing north and south. Public records show that the sellers paid $6.53 million for it in July 2013.
Only one townhouse ranked among the ten highest-priced contracts of the week. 124 East 62nd Street entered contract with a $6.95 million ask in the week's top townhouse contract and fourth-highest overall. The Italianate-style townhouse is described as "a rare opportunity to bring your vision to life," though it will be hard to improve on such features as a living room with fireplace, a grand solarium, a south-facing private garden with fountain, and a prime Upper East Side address.
The listing notes that the townhouse was once the home of Russian Prince Serge Belosselsky-Belozersky and his American wife, heiress Florence Crane Robinson. More recently, the house was owned by advertising executive Jerry Della Femina, whose memoirs inspired the Emmy Award-winning television drama Mad Men. He and his wife, former TV journalist Judy Leicht, listed it for $9.95 million in June 2017; it has been on and off the market at gradually lower price points since then. Public records show that the couple paid $2.3 million for it in 1995 (h/t Crain's New York Business).
