Barbra Streisand's UES townhouse and Hudson Yards deals lead $400M in NYC contracts

The month of August 2025 is not over yet, but is already shaping up to be the strongest August for Manhattan residential contracts post-pandemic. This was helped along by several residential contracts signed from August 18-24, 2025, though both the number of contracts signed and aggregate dollar volume experienced week-over-week dips. New development condos accounted for six of the ten highest-priced contracts of the week, but older buildings on the Upper East Side led the pack.

The week's top contract was for an Art Deco townhouse at 49 East 80th Street, which was asking $15.99 million. EGOT-winning singer/actress Barbra Streisand bought the house for $420K in 1970, but never occupied it, choosing instead to keep the apartment at The Ardsley she describes as "[her] first real home" as a pied-a-terre when she moved to California. Decades later, the townhouse was listed for $17.95 million in June 2024 and has been on and off the market at gradually lower price points since then. Information is not available on either the current seller or the amount they paid for the townhouse.
Up the street from the townhouse, 1050 Fifth Avenue had the week's highest-priced apartment contract. Residence #19B's asking price of $12.99 million reflects a small reduction from the $13.5 million it was listed for earlier this year, but was still good enough for the top co-op contract of the week. Olshan Realty notes that a bidding war took place for this four-bedroom home directly overlooking Central Park from both the Great Room and two private terraces. Public records show that the unidentified seller is poised to take a loss, having bought it for $16.5 million in July 2016.

Additionally, the third week of August 2025 was an excellent one for the Hudson Yards mega-development and nearby buildings. A total of $19.9 million across two deals was signed at 35 Hudson Yards, the development's tallest building with a residential component. Across the campus at Fifteen Hudson Yards, a high-floor home also ranked among the week's top ten contracts. Outside the Hudson Yards complex, three contracts were signed at Passive House condominium VITA and one at 355 West.

35 Hudson Yards soars above a landscaped public plaza, Hudson River Park, the High Line, and Bella Abzug Park. However, two unidentified buyers craved greater privacy than that. The four-bedroom duplex Residence #7302, which has a private terrace off the lower-level Great Room, had the week's top condo contract and third-highest overall with an $11.95 million ask. Ten stories up, Residence #8302 has three bedrooms, three and a half baths, a private terrace, and the week's sixth-highest ask of $7.95 million. With these contracts, six of the seven units at 35 Hudson Yards with private terraces are now spoken for.

But impressive though these deals are, they both reflect deep discounts. Residence #7302 was initially listed for $17.85 million in April 2021, and the price gradually decreased from there until it entered contract at a one-third reduction. Residence #8302's price drop was even more precipitous, having initially been listed for just under $14 million in October 2019.

In Brooklyn, a total of $6.99 million across three deals was signed at The Abbey, the residential conversion of a Gothic Revival church located a short distance from Fort Greene Park. These included the three-bedroom Residence #10, which was asking an even $4 million in the top Brooklyn contract of the week. All units in the building marry beautifully preserved original details like exposed brick and stained glass windows with modern touches like keyless entry, state-of-the-art kitchens, smart thermostats, and in-unit laundry. Remaining public availabilities start at $1.6 million.
