As amenity-rich condominiums become de rigueur in Long Island City, the neighboring Astoria is making its presence known in this category. Barely two months since sales launched at The Rowan, a collection of units has just come on the market at The Alexandra roughly two and a half years since permits were filed. A joint venture between The Danzig Group and Chasella Capital Partners is at the helm of this project, and a design by Tan Architect features a five-story building with an ash brick facade, private balconies for almost all units, and large windows that promise excellent natural light.
As of this writing, a selection one-bedroom apartments ranges from $675K to $715K. Their average price of $1,124 per square foot makes it an excellent bargain compared to the Long Island City median of $1,342 per square foot for similarly sized condos (per CityRealty data). But it remains to be seen how long the bargains will last - an offering plan with a $20.7 million price was approved last February.
All 25 one- to two-bedroom units have white oak flooring throughout and come pre-wired for Smart TV, cable, and Wi-Fi courtesy of Verizon Fios. The kitchens are outfitted with quartz countertops, custom cabinetry, and a suite of high-end stainless steel appliances. Master baths boast radiant heated floors, Kohler fixtures, and custom vanities.
The Alexandra is topped with a 700-square-foot roof terrace overlooking gorgeous Manhattan skyline views. Upon arrival, the lobby has a seating area, lounge, and virtual doorman. Amenities in between include a bike room and fitness center with cardio and weight training equipment. Storage and private deeded parking are available for an additional fee.
