The Court Square section of Long Island City is witnessing a residential building boom thanks to its transportation convenience allowing for easy access to Manhattan and Brooklyn, and an increase in commercial activity such as a new life science building by Innolabs at 45-18 Court Square.

Earlier this summer it was announced that Queens' second Trader Joe’s outpost will open in Long Island City by the first quarter of 2021. The grocer will take 17,000 square feet in the base of The Prime, a ground-up condominium developed by Circle F Capital. Construction is now nearing completion. The building topped out 11 stories high several months ago and is receiving the final componets of its green glass facade that apears to pay homage to One Court Square.

A Trader Joe’s will be welcome among residents - in addition to the much-ballyhooed “Trader Joe’s effect,” celebrity broker Ryan Serhant notes the paucity of grocery stores in the area. Official residential amenities will include a fitness center, business center, bike room, lounge, and communal roof terrace. Details are not yet available about the interiors of the 70 one- through three-bedroom units, which will be designed by Andres Escobar, but it is clear that they will enjoy incredible natural light through oversized windows, not to mention private balconies or terraces.
An offering plan with a $79 million sellout was approved in January 2020. Listings at Prime LIC are not yet available, but prices are said to start at $675K. This is roughly in line with neighbors like GALERIE, where current availabilities start at $590K and average $1,299 per square foot. At the opposite end of Court Square, Skyline Tower, too, is nearing completion, and listings at New York’s tallest building outside Manhattan start at $739K.
