Toll Brothers City Living has begun sales on the second phase of their Provost Square development in Jersey City. Simply named 10 Provost Street, the full-service condominium building is centrally positioned in the Powerhouse Arts District only one block from the Grove Street PATH station and the vibrant Newark Avenue Pedestrian Plaza. The 28-floor building features a 27,000-square-foot amenity package and 242 for-sale residences priced from the low $400,000s.
While several high-profile rental towers such as the Ellipse and Urby have recently left their marks on the Jersey City skyline, new condos developments have been harder to come by.
“The demand for high-quality condos in Jersey City is strong,” says Henry L. Waller, Vice President of Toll Brothers City Living, “— and 10 Provost delivers just that — residences with elevated finishes, thoughtful design and an exceptional array of amenities set against the backdrop of the Manhattan skyline."
HLW International are the architects of the building, and it dons an unassuming brick and glass facade highlighted by industrial chic accents. The homes come in a variety of layouts ranging from studios to three-bedrooms. They all feature open-plan living and dining areas, white oak floors, in-unit washer and dryers and oversized windows. Kitchens are finished with oak cabinetry, quartz countertops and Bosch and Thermador appliances; while master baths have walnut vanities, glazed clay wall tile, and Kohler fixtures.
In addition to the modern layouts, residents will be benefitted by a gracious 27,000-square-foot amenity package. Waller says, “10 Provost includes a level of amenities not previously available in the highly sought-after Powerhouse Arts district of Jersey City.” There will be a 28th-floor sky lounge and a rooftop terrace with outdoor fire pit to take in views of the surrounding cityscape and waterfront. The seventh-floor holds a residents’ lounge with open and enclosed study areas, a conference room, and a pool deck. Other common perks include a state-of-the-art fitness center, yoga room, children’s playroom, a dog run and an outdoor children’s area.
10 Provost shares its block with Toll Brothers' rental called The Morgan at Provost Square. That 38-floor building was finished in 2015 and has 420 no-fee apartments. Altogether, the full-block redevelopment will create a pedestrian-friendly streetscape with historic railroad tracks, cobblestones, public seating, and landscaping.
A stretch of Provost Street, between Morgan and Bay Streets, will serve as a public plaza complete with seating areas and served by new retailers.
