From May 30-June 5, a total of 296 condo, co-op, and condop sales were recorded in Manhattan, strong numbers despite the Memorial Day holiday. The 126 condo closings came to a median price of $1.45 million, or $1,346 per square foot. The 166 co-op sales reported a median price of $755K.

220 Central Park South was unusually in second place last week, but is back on top despite a small price reduction: Apartment 36B, a two-bedroom, two-bath, sold for $23 million, or 7.6 percent below its last asking price of $24.9 million.
Further downtown, hospitality magnate Andre Balazs, whose portfolio includes the Mercer Hotel, sold his Soho condo for $10.35 million. The Real Deal notes that the sale comes 14 years after he originally listed it, and that it came in well above the $5.75 million he paid for it in 2007. When the apartment was relisted last fall, Mr. Balazs said he was spending more time in Europe and could always stay at the Mercer Hotel (right down the street!) when he was in New York.

From May 31-June 6, a total of 31 luxury contracts at $4 million and up were signed in Manhattan. This is nine fewer than last week's total, but nevertheless maintains the 18-week streak of 30 or more contracts that Olshan Realty's market report has been tracking this year. The total weekly asking price sales volume came to $296,738,000.

A few short weeks after former Treasury Secretary Steven Mnuchin's Park Avenue apartment had the year's top co-op contract, it has been dethroned by PHA at 895 Park Avenue, which was asking $29.5 million. The buyer was not identified, and the seller was identified only as an estate whose deceased owners purchased it from acclaimed conductor/composer Leonard Bernstein in 1974. Listing brokers Bonnie Chajet, Allison Chiaramonte, and Tania Isacoff Friedland of Warburg Realty declined to comment.

The top condo deal of the past week also boasts celebrity connections: Apartment 509 at The Plaza is also known as the Astor Suite, and has hosted the likes of John Jacob Astor, the Duke and Duchess of Windsor, and John F. Kennedy. Its most recent owner was Juergen Friedrich, former head of European operations at Esprit, and he and his wife Anke Beck-Friedrich originally listed it for $55 million after a multi-million dollar renovation. But after several price reductions, the home entered contract at an asking price of $19.95 million and the couple took a loss on it - the New York Post notes that they purchased it for $25.49 million in 2007.
