Williamsburg Condos at 143 Meserole Readies for Sales Launch; New Rendering Brings New Meaning to "Understated"

143 Meserole Street, the newest addition to condo living in Williamsburg, has just launched their teaser site. The 6-story building, located between Graham and Manhattan Avenue, features ten one-bedroom units with a single parking space on the ground floor. Sales have yet to launch but permits show 7,480 square feet of residential space, meaning each unit will average 748 square feet. However, this doesn't include the recreation space available to the first two apartments and the roof space available to the penthouse units. Sunset Park-based developer, New Empire Real Estate Development, will once again collaborate with Building Consulting Engineering; BCE will serve as architect of record.
143 Meserole Street's first design surfaced in 2014 and received criticism for its out-of-place bold-blue exterior. It looks like the architects did a complete turnaround with their latest rendering, opting for a "creative" (and much less detailed) way to display their significantly more conservative design. The facade retains its blue color but the white starburst design, and the house number originally slapped on the side of the building, has been scrapped. The muted red-brick row of houses and brownstones, lining the quaint and quiet street, are still a steep contrast to the new project but are certainly better than the alternative.

Juliette balconies, terraces, and floor-to-ceiling windows are seen throughout the building. Residences will feature open floor layouts with 10-feet-tall ceilings. Ceasarstone waterfall counters, Bertazonni Master Ranges, sleek opaque glass cabinetry, and white oak floors —are just some of the high-end finishings you’d expect from a new development. There’s also access to a richly designed, private lounge with a library. The building is also FiOS-ready. The condo is conveniently situated three blocks from the Montrose stop on the L train.
Construction on 143 Meserole Street is expected to be wrapped up this year, which is good news since homebuyers in Brooklyn are buying condos faster than developers are filing for new ones, according to The Real Deal. 2016 saw the number of planned residential condos fall to 1,848 for the borough —a 34 percent decrease compared to 2015. But despite this, the number of condo sales increased each quarter. While it seems new condos are rising left and right, the truth is developers are simply not keeping up with the high demand.
