The last two weeks of July saw the month's fourth and fifth priciest recorded sales: unit 65B at 432 Park Avenue sold for $24.2 million and unit 7 at 640 Park Avenue sold for an even $20 million. But despite making the top five, the two listings sold for much less than their original asking prices. The owner of the 4,019-square-foot 65B, operating under an unknown LLC, attempted to flip the unit for $32.5 million – just a year after shelling out $25.6 million for it. Discounts this time of year are to be expected, but the "90s vibe" exuded from this home probably didn't help.

As for the other Park Avenue pad, unit 7 closed for $5 million less than what it was asking back in early 2017. The pre-war co-op features 6 bedrooms, 6 baths, a private elevator landing, five wood-burning fireplaces, and eastern and southern views.

Manhattan saw 26 luxury contracts signed last week at $4 million and above, according to Olshan's latest weekly report. It was the best last week in July since 2006 (last week saw just 13), when Olshan began tracking, but the average number of days on the market was a dismal 536 days. Prices were also reduced on average 15% off their original asking prices before getting signed – even new condominiums. The top contract last week went to units 29B and 30B in the Pelli Clarke Pelli-designed One West End. They were signed for a total of $19.5 million by a buyer who intends to combine them.
