Between the Dow's precipitous drop and fears of Covid-19, there's no question that the past week was a stressful one. However, it would seem to take more than that to scare luxury buyers away from New York: In the past seven days, 27 contracts were signed at $4 million or above. Olshan Realty's report notes that this ties the total for the same week in 2018 and was the largest total since the third week in November.

Once again, downtown neighborhoods put on an impressive showing with a corner condo at 565 Broome Soho, a Renzo Piano-designed masterpiece, leading the charge by entering contract at nearly $13 million. Not even a month after two listings in 90 Morton Street ranked among top contracts of the week, the printing house-turned-luxury condominium is back with a corner condo entering contract at $9.95 million. The one uptown outlier of the top five contracts is quite an impressive one: a full-floor residence at The Carlyle for $9.995 million.

Meanwhile, shortly after a triplex penthouse at Madison Square Park Tower entered contract for $52 million, the new addition to the Flatiron skyline continues to conquer with two penthouses - one for $24,845,250, the other for $19,361,423 - among the top recorded sales of the past week. High-selling listings at Fifteen Hudson Yards and 53W53 show that buyers continue to be dazzled by glittering, amenity-rich new towers, but the grande dames of the Upper East Side should not be consigned to obsolescence: Last week's top recorded sale was a $32 million penthouse in The Mayfair, a J.E.R. Carpenter-designed residential conversion on an especially pleasing stretch of Park Avenue.
For the week of February 23, there were a total of 244 condo, condop, and co-op sales recorded in Manhattan with the average price of the 90 condo sales coming in at $4.03M or $1,824 per square foot. The 148 co-op sales recorded came in at an average of $2.65M.
