For more than 100 years, the Flatiron Building has symbolized its downtown neighborhood so strongly that the surrounding area was named after it. This comes in the wake of a reduction from its original, jaw-dropping price of $77.7 million, but still puts the next highest contract, a magnificent combination unit at 70 Vestry Street, in the dust - how odd to think of an $18.445 million condo as such!

Looking at sales closings, for the week of February 16, there were a total of 188 condo, condop, and co-op sales recorded in Manhattan with the average price of the 74 condo sales coming in at $2.71M or $1,623 per square foot. Another high-floor unit at Madison Square Park Tower ranked among the top sales of the past week, where downtown neighborhoods reigned supreme. The top sale was a four-bedroom condo in The Greenwich Lane that sold for $16.3 million. Further downtown, a unit in celebrity favorite 443 Greenwich Street also put up an impressive showing with a sales price of $10.3 million. (No word yet on whether a bold-faced name is attached to this one.)
But for all the glittering new construction to rise in recent years, historic buildings uptown should not be dismissed. An expansive apartment at 555 West End Avenue, Cary Tamarkin's school-turned-luxury condo, entered contract for $10.9 million. On the Upper East Side, a magnificent five-bedroom home was not far behind with a contract price of $8.5 million. It is located in a prestigious Park Avenue building designed by Schwartz & Gross, which also designed 101 Central Park West, home of one of the week's top sales at $12.7 million.
